What you're actually comparing
A one-off build is a fixed fee, typically £500–£3,000 from a freelancer or £2,000–£10,000+ from an agency. You get a website. Hosting, updates and SEO are usually extra, and many sites are never touched again after launch.
Pay-monthly websites range from £25–£300 a month for template sites to £500+ a month for managed packages that include custom design, SEO and lead management. Some charge a setup fee as well; ours is a tailored setup from £2,000 plus £500–£600 a month.
The case for pay monthly
Websites aren't finished on launch day. Rankings come from steady work: new pages, reviews, Google Business Profile updates and speed improvements. A monthly package means someone is paid to do that work, rather than it falling to you.
It also means accountability. If the agency is paid every month, they need to keep showing results to keep you.

If you have the skills or the time to manage SEO and content yourself, or your business doesn't rely on Google for customers, a one-off build can be fine. You pay once and own it outright.
Just budget for hosting, maintenance and occasional changes, and accept that the site won't improve unless someone works on it.
Questions to ask before you sign
Who owns the website and the domain? What's the minimum term and the notice period? What exactly is included each month, and how is it reported? What happens if you leave? Can you take the site with you?
Cheap pay-monthly offers often hide long minimum terms or keep ownership with the provider. Good ones are clear about all of this up front.
The bottom line
Choose based on what the website needs to do. If it needs to bring in customers month after month, it needs someone working on it month after month. See exactly what's included in our packages, or book a free call to talk it through.
